Example

The example is calculated in case of a loan BGN 80 000 for a tenor of 360 months, the following fees are included: fee for documents-based analysis of mortgage loan collateral - BGN 250, fee for current account opening - BGN 4.98, property appraisal fee - BGN 300 (per apartment), mortgage obliteration fee - BGN 60, current account maintenance fee - BGN 4.50 per month and annual property insurance premium, calculated as % of the insured amount, equaling the non-repaid loan principal. 

APR of 3.27% in case of a loan, with 3.45% fixed interest rate for the first 3 years and variable interest rate of 2.80% (RIR + 2.55 fixed margin) for the remaining loan period, repayment in 36 monthly installments, each equaling BGN 357.01 for the fixed interest rate period and 324 monthly installments, each equaling BGN 331 for the remaining loan period.  Total insurance premium due for the loan period - BGN 1774.39 (approximate amount). Total amount due BGN 124 104.62.

APR of 3.43% in case of a loan, with 3.65% fixed interest rate for the first 5 years and variable interest rate of 2.80% (RIR + 2.55 fixed margin) for the remaining loan period, repayment in 60 monthly installments, each equaling BGN 365.97 for the fixed interest rate period and 300 monthly installments, each equaling BGN 333.72 for the remaining loan period. Total insurance premium due for the loan period - BGN 1785.86 (approximate amount). Total amount due BGN 126 093.88.

The APR does not include notary fees for mortgage establishment, renewal, change and obliteration, nor the state fee for its registration, payable by the Borrower. *The interest rate has been calculated upon UBB’s RIR of 0.25%.

Property Insurance

It is necessary to insure the collateral for the term of the loan,  under terms and conditions, determined  by the Bank and with an insurer, selected  by the client.

  1. Mortgage Loan Application
  2. ID document of the loan applicant/co-debtor
  3. Statement of Income, as per the Bank's template
  4. Documents, certifying the property’s ownership - Title Deed, Purchase-Sale Agreement or such for establishment of a construction right, signed with the State or Municipal Authorities
  5. Certificate of encumbrances on the property over a past period of minimum 10 years - issued by the Registry Agency
  6. Tax assessment certificate for the property - issued by the Municipality, as per the property’s location
  7. Cadastral layout of the property - issued by the local technical office of the Geodesy, Cartography and Cadastre Agency
  8. Documents, certifying the land’s ownership or the establishment of the construction right / obtaining a construction permit, approved architectural designs, Surface Calculation Table, Minutes under Art.181, Para.2 of the Spatial Development Act for reached shell-and-core stage- for the cases in which the provided collateral has not been completed and put into operation
  9. Bill of Quantities
  10. Certificate of marital status - issued by the municipality’s Civil Registration Office
  11. Certificate of tax liabilities under Art.87, para.6 of the Tax Insurance Procedure Code - issued by the NRA
